Housing (Private Apartment)

Guarantor System and Housing Insurance*Kanazawa University Guarantor System, in which Kanazawa University acts as a joint guarantor for rental contracts, will terminate on October 31, 2023.

 When international students plan to sign a contract for a private apartment, Kanazawa University will undertake joint guaranty of the international student’s lease under certain conditions. This is called the "Institutional Guaranty System for International Students to Rent Apartments" (Kanazawa University Guarantor System.)

To use this, international students need to apply for the Kanazawa University Guarantor System and complete payment of the "Comprehensive Renter’s Insurance for Foreign Students Studying in Japan" (Housing Insurance.)

Additionally, if you wish to live with an international student, the person who live with you must also enroll in the "Comprehensive Renter’s Insurance.

To apply for these, you need to complete procedures at your student affairs section and pay the housing insurance fee before you visit a real estate agent.

[Notice] Termination of Kanazawa University guarantor system (after November 2023)

Kanazawa University has been the guarantor for international students when they sign an apartment contract. However, from November 2023, we have decided to terminate the Kanazawa University Guarantor System.
From November 1, 2023, please use a private guarantee system specified by a real estate broker.
As a transitional measure, we will handle it as follows.

  1. The handling of procedures until the end of October 2023 If you are enrolled in JEES International Student Housing Comprehensive Renter’s Insurance, and already have received the explanation of important matters regarding the property, and have submitted the necessary documents to your student affairs section, we will accept the application of the Kanazawa University Guarantor System for your enrollment period.
  2. The handling of procedures after November 1, 2023 You will not be able to use the Kanazawa University Guarantor System. As a transitional measure, even after November 1, 2023, if you continue to use the Kanazawa University Guarantor System before the end of October 2023, and to live in your current apartment, we will accept your renewal of the Kanazawa University Guarantor System. However, from the perspective of avoiding compensation risks, we recommend using a guarantee system handled by a real estate agent.
*Teachers cannot act as a joint guarantor for international student's rental contract. Requesting the teachers to be a joint guarantor is prohibited.

Eligibility and Regulation for KU Guarantor System

  • The applicant must have the residency status of "Student" and be registered as a student at Kanazawa University.
  • The "KU Guarantor System" will cover the period of the applicant’s enrollment in Kanazawa University. (*The Guarantor System will automatically expire on the graduation date and during the period of leave of absence.)
  • The KU Guarantor System will be valid during the indemnity period of the applicant’s housing insurance. (*The KU Guarantor system will automatically expire when the housing insurance expires.)

<Important Reminder>

  • We will issue the "Certificate of KU Housing Insurance" after we complete the procedures for your registration. Please check the guarantee period written on the certificate and make sure that it covers the duration of your time at the university.
  • If you intend to continue to live in the same residence even after your insurance expires, you will have to submit the "Application for Continuation of KU Housing Insurance" to your student affairs section about a month before the expiration date. If you extend your period of enrollment, you will need to complete the procedures at your student affairs section and submit the "Notification for extension of the period of enrollment" form.
  • If your friends are asking to live in your apartment as temporary visitors (in which case their names will not be on the contract,) you may not allow them to stay in your apartment for more than two weeks. Your friends MAY NOT register your address at Kanazawa City Hall. If you allow them to stay at your place without the right procedures, both you and your friends will face legal penalties.
  • It is required that all residents’ names are listed on the contract, even you live with your family. Make sure to submit a contract document with all residents’ names included. Never live with others without a contract. All members need to take out Housing Insurance, with the exception of your wife and children who are not students at Kanazawa University. If you live with others without permission and an accident happens, it may not be covered by your insurance and may cause a major problem. All residents must purchase their own residence insurance.
  • Some apartments are for single use only and do not allow you to live with others. If you live with others in such apartment without permission, you may be ejected for breach of contract. Be sure to consult the estate agent in advance, and never live with others without a proper contract and insurance.
